Space Expansion Project
Project initiated in Calgary as a response to increased staff demand and the Client’s corporate objective to reduce it’s overall real estate footprint where possible. Client secured an additional 3 ½ floors of office space in one of their existing office buildings in downtown Calgary. As a result, the space needed to be renovated to client standards and the internal departments re-aligned to meet adjacency requirements.
Scope/Overview of Project:
The project involved the demolition and new construction of four floors of commercial office space into the global open plan standard (Client already was leasing one ½ floor of the total 4 to be renovated). The project scope included the following services:
- project management
- engineering services
- move coordination
- space planning and design
- finish and furniture selections
- construction management
Overall, this project included approximately 2000 internal office moves and over 100,000 sq. ft. of space renovated.
Project was done in two phases. Initial project planning begun in 2008 and final moves were completed in May 2011.
Electrical, mechanical and architectural were required to completely outfit and service four new floors of space for the client. (includes all new HVAC in the plenum, cabling, new LAN room, white noise system, CCTV system, and IT equipment and phones)
This project marked the first large implementation of open plan for our client in Canada, and is expected to save the client approximately $20M CDN in rent over the course of their existing lease.
