RIOCAN- LANDLORD & TENANT UPGRADES

J+B was contracted by RioCan to provide landlord upgrades for their Retail properties across Western Canada. We’ve worked at South Edmonton Commons providing structural design for a mezzanine at a furniture store; also we’ve provided landlord upgrades for a Sea Food Restaurant, then followed up with the tenant to design their kitchen hood vent system.    At South Gate Centre in Calgary we divided a clothing store into two CRU’s, the project included a new demising wall, a fire separated wall along with new HVAC and electrical design/ panels/ fire system for both new units.  J+B handled the permitting submitting the Development Permit for the required new entrances then following up with submitting the landlord Building Permit all to RioCan’s specifications.  We’ve also provided landlord upgrade to a CRU at Parkwood Place in Prince George BC – J+B were responsible for the M.E.P. (Mechanical HVAC, Electrical and Plumbing) and structural design was also provided for the new RTU. We provided the HVAC curb design which required re-enforcing the roof joists at the property.

At the Gateway Power Centre in Grand Prairie AB we’re providing design and permitting for a new store entrance for a future RioCan tenant, along with structural consulting for a deteriorating slab across multiple CRU’s. J+B also provided Architectural code review, lease outline drawings and Area Certificates for RioCan’s leases. J+B provided required “C” (Coordinating professional) and Schedule B’s professional design assurances as required by the communities to issue Building Permits and granting occupancy.  At J+B we have all the building engineer disciplines, all multidisciplinary work is coordinated together providing our clients an efficient design specific to their requirements.  Any changes the client may require can be quickly done with our complete group all under one roof. The project was under tight timelines to meet corporate targets, it required a focused effort of the design team along with J+B extensive local knowledge keep the permitting process up with the design build schedule.
